
Each SYI project undergoes a detailed planning process. A proposed land plan is generated, and includes where and how the project will be serviced by water and sewer utilities and drainage facilities. A short form static model is prepared during initial stages of feasibility as a litmus test to determine if the project generally meets our hurdle rates and requires further detailed investigation. Once this test has been passed, a cash flow report is prepared based on the land plan, proposed lot prices, and project development costs. Decisions regarding amenity packages, landscaping themes, lot and housing pricing, and tax rates are evaluated against market factors and trends.
Potential and suitability of commercial and multi-family development within the project are also examined. SYI then markets the property to both commercial and multi-family developers. SYI selects the homebuilders using a number of important factors including financial strength, marketing ability, reputation, and ability to provide a product consistent with the price of the lots and the character of the project. SYI negotiates contracts with selected builders to obtain market terms for the lots.
The ability to constantly adjust to current market conditions is a hallmark of SYI’s successful business philosophy. The diligent and consistent evaluation of sales, marketing, costs, and changing economic climate over the life of the project ensure profitability for the investor, the homebuilder, the homebuyer and the developer.
