A project engineer is selected by SYI, and we work side-by-side through the entire project. The first step is a detailed land plan that solves any utility drainage and environmental issues. An initial budget is created and updated on an interim basis. Lender financing is secured by the owner with the assistance of SYI at competitive rates. Negotiations with local governments and public agencies are conducted to establish Municipal Utility Districts and the provision of utility services. Deed restrictions are established to maintain the project’s value and the community’s stability. We consult with the engineer during the bidding process and assist in the selection of the general and subcontractors. Details including the design of the landscaping are all worked out in concert with the project’s engineer and the project’s architect. The project manager is intimately involved with all parts of the process.
