
Property is selected based upon a thorough market and feasibility analysis, property location, access, local amenities such as schools, and return on investment potential. A variety of risk factors are examined. Revenues and development costs are examined in detail. Every investment proposal SYI prepares includes the information essential for an investor’s complete evaluation of a project including cash flow proformas, financing, loan applications, land plans, and property location maps.
Once the project has been accepted, SYI enters into a management agreement with the investor and provides complete turnkey management services from the start to the completion of the project. These services encompass all of the day-to-day management responsibilities required by the projects, marketing and land sales, bookkeeping and regular reports to the investor on the progress of development and sales for the project.
